An EICR (Electrical Installation Condition Report) is a detailed inspection of your property's fixed electrical installation. This includes the consumer unit (fuse board), wiring, sockets, switches, and light fittings. The inspection identifies any defects, deterioration, or non-compliance with current safety standards.
The report uses a coding system to classify any issues found:
Code C1 – Danger present. Risk of injury. Immediate remedial action required.
Code C2 – Potentially dangerous. Urgent remedial action required.
Code C3 – Improvement recommended. Not a fail, but should be considered.
FI – Further investigation required.
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:
• Have a valid EICR carried out by a qualified electrician
• Ensure the first EICR is done before new tenants move in
• Provide a copy of the EICR to tenants within 28 days
• Complete any remedial work within 28 days (or 24 hours for Code C1)
• Have a new EICR every 5 years (or sooner if recommended)
